Insurance companies are backing out. Premiums are climbing. And some California homeowners are finding out the hard way that their coverage is gone. If you live in a high fire risk area or own an older home, you might already be feeling it. If you haven’t been hit yet, pay attention anyway. This is changing the game for every homeowner in the state.

Right now, the California Department of Insurance is rolling out new rules. They’re planning to let insurance companies use forward-looking climate data to set rates. Not just past fire losses, but predictions. Sounds smart, right? Here's the twist: those changes could allow insurers to raise rates faster and pull back from areas they see as too risky. Translation: fewer options, higher prices, and more non-renewals.
If your insurer drops you, what then? That’s where the California FAIR Plan steps in. It’s not fancy. It covers fire, a few named perils, and not much else. To get full coverage, you’ll need another separate policy called a “wrap-around.” The FAIR Plan was created as a last resort, not a forever solution, but more and more people are finding themselves stuck with it. Not just in rural areas either. Some zip codes in the suburbs are already seeing limited options.
Even if you’re not in a fire zone, this still matters. When insurance companies pull out of California neighborhoods, it puts pressure on the rest of the system. Prices go up. Buyers can’t close on homes. Some homeowners are seeing their premiums double or even triple with no warning. Others can’t get coverage at all, and deals fall apart over it.
So what can you do? First, check your policy renewal dates. Talk to your insurance agent now, not after the fact. You may want to shop around. If you live in a high-risk zone, consider upgrading your home with a Class A roof, clearing defensible space, or replacing vents. Those changes might help. If you do get dropped, do not wait. FAIR Plan coverage takes time, and in a real estate transaction, time kills deals.
This isn’t just about wildfire country anymore. This is about every homeowner in California. Insurance is becoming part of the pricing conversation, the marketing plan, and in some cases, the deal breaker. Check with your insurance agent.
